Michael Staff, managing partner of Jake's Dilemma, started working at the bar in the mid-1990s. About ten years into its run, he told Gothamist, the room became "more and more family-oriented," and dads with infants in Baby Bjorns started showing up to watch college football. A sports bar with a pool table and a tin ceiling kept adapting to the neighborhood around it for 32 years. It closes Sunday, October 18.
Staff tied the closing to a property sale. The property at 430 Amsterdam Avenue, between West 80th and 81st Streets, had long been owned by the bar's owner and was sold. After the sale, Jake's was given 60 days to close. The space is now being marketed as ideal for "upscale sit-down dining or premium healthy concepts," as both Gothamist and Time Out reported.
That pitch describes the block as it already is. Over the past two years, almost every storefront that went dark on this stretch of Amsterdam has come back as a room built around food, daytime hours, or a sit-down table. Jake's isn't the start of the change. It's one of the last pieces of it.
The Block, Storefront by Storefront
The 400s of Amsterdam between roughly West 79th and 85th Streets have turned over one address at a time, and each change was covered as a separate item in West Side Rag's openings column. Lined up together, they show a clear pattern.
| Address | Previous tenant | Went dark | Current tenant | Reopened |
|---|---|---|---|---|
| 410 Amsterdam | Saperavi, Georgian restaurant and wine bar | December 14, 2025 | ||
| 420 Amsterdam | Black Lab Cafe | February 17, 2025 | Willet's Corner, American restaurant | November 4, 2025 |
| 430 Amsterdam | Jake's Dilemma | October 18, 2026 | Being marketed; no tenant announced | |
| 434 Amsterdam | Kancil, Malaysian restaurant | April 13, 2025 | Janie's Life Changing Baked Goods | July 10, 2026 |
| 441 Amsterdam | St. James Gate, Irish pub | 2024 | TALEA Beer Co. | September 25, 2026 |
| 509 Amsterdam | Jacob's Pickles | October 2025 | Velvet Cowboy | September 29, 2026 |
Black Lab Cafe's storefront stood empty for about nine months. Jacob's Pickles' former space took eleven months to refill, and Kancil's took longer than a year. St. James Gate closed in 2024, and its successor opened this fall. Even the fastest of these turnovers took most of a year. For Jake's regulars, that means 430 will likely sit dark for a while, and its next tenant will probably look more like its neighbors than like a sports bar.
West Side Rag reported Janie's moving to 434 Amsterdam on June 10, and I Love the Upper West Side reported the bakery-café opening on Friday, July 10, after a construction delay of more than two months.
Who the New Rooms Are Built For
The new tenants describe themselves in their own words, and those words look past the late-night crowd.
TALEA Beer Co. took over the St. James Gate space at 441 Amsterdam. Founders Tara Hankinson and LeAnn Darland started the company in 2019 to take craft beer "beyond the beer bros," Hankinson told West Side Rag. The Upper West Side taproom serves an all-day menu with brunch and lunch dishes, heartier plates for evenings and weekends, and food for kids. Both founders wanted a room that works for date night and for Sunday mornings.
Willet's Corner, in the former Black Lab Cafe at 420, opened with what West Side Rag called a shareable, health-conscious menu, including fig toast with whipped ricotta, za'atar cauliflower, flatbread and pasta. The restaurant lists both dinner and brunch hours. By spring, an I Love the Upper West Side profile was highlighting the artichoke ravioli, branzino, short ribs and cinnamon-bun pancakes.
Saperavi at 410 serves khinkali, lobio, cheesebreads and skewers. Its Upper West Side location page lists daily hours from 11 a.m. to 11 p.m. Janie's, two doors up at 434, moved from 212 West 80th Street. It added café seating, cake and coffee to its pie-crust cookies and kept the old address as a commissary. Its locations page lists daily hours from 10 a.m. to 11 p.m.
Jake's sits between Willet's Corner and Janie's. For most of the day, its neighbors are open and it isn't.
The Night Rooms That Remain
Velvet Cowboy, at the north end of the stretch, still stays open late. The Western-themed bar opened September 29 in the former Jacob's Pickles space at 509 Amsterdam, under the same ownership. It has a $5 food menu that includes Texas chili and Frito pie, and its cocktail lounge has taken reservations on Resy since October 1. Jacob's Pickles itself is still in the neighborhood at 680 Columbus Avenue, between West 93rd and 94th Streets, where it opened in October 2025.
Jake's owners are keeping their sister bar, The Gin Mill, open at 442 Amsterdam, between West 81st and 82nd Streets. Coverage describes its location as "next door," "up the block" and "just across the street." Going by the address, it's across West 81st Street from Jake's, on the same side of Amsterdam. The farewell poster by Jake's wooden French doors makes the handoff plain, saying The Gin Mill "is waiting with open arms."
One more storefront on the stretch is uncertain. 7th Street Burger at 424 Amsterdam closed in late September because of a gas issue in the building. On September 28, the company told West Side Rag the issue was resolved and it was waiting for final approval to reopen. Two days later, the column still listed it as temporarily closed. In early October, the chain's location page still said the same.
Why Amsterdam Refills While Broadway Waits
Upper West Side vacancies are concentrated two avenues west. According to the Manhattan Chamber of Commerce, which drew on data from the storefront tracker Live XYZ, nearly 40 percent of the neighborhood's empty storefronts are on Broadway, Gothamist reported in September 2026. Alex Bell, chair of the local community board, said Columbus and Amsterdam feel much livelier than Broadway, where "you can feel the empty stores." The explanation offered was the buildings themselves. Broadway's larger storefronts were often designed for pharmacies, banks or offices, and those spaces sit empty the longest.
Amsterdam's smaller storefronts suit a single restaurant, and the table above shows how that plays out in practice. When a tenant leaves, a food operator usually takes the space within a year or so. The buildings can still change hands, though, and when one does, a 32-year lease relationship can end in 60 days. Jake's had both protections, a size that suits a restaurant and an owner in the building, until the sale removed the second one.
Before and After October 18
Jake's is holding three going-away parties on October 16, 17 and 18 and has invited patrons new and old. After that, here is how the stretch lines up:
- Game days: The Gin Mill, 442 Amsterdam, which the Jake's owners are keeping open.
- Sunday morning with kids: TALEA Beer Co., 441 Amsterdam, which serves brunch and food for kids, or brunch at Willet's Corner, 420 Amsterdam.
- Dinner with a bottle of wine: Saperavi, 410 Amsterdam, open daily until 11 p.m.
- Late, with a theme: Velvet Cowboy, 509 Amsterdam, with cocktail lounge reservations on Resy.
- Dessert on the walk home: Janie's Life Changing Baked Goods, 434 Amsterdam, open until 11 p.m.
As of this writing, no tenant has been announced for 430 Amsterdam.
